Location

Dowlish Wake is tucked away from main roads in a hidden and beautiful part of the South Somerset with open farmland surrounding, offering a farm shop and Cafe at Perry’s Cider, parish church and public house (The New Inn). The nearest town is Ilminster, centred on its fine Minster and Market Place with many interesting traditional shops and supermarket, together with many clubs and amateur dramatics. Other main towns in the area include Chard, Yeovil and Taunton all of which have a good range of facilities. The A303 is just miles away giving convenient access to London (to the East) and Devon and Cornwall.  Exeter is under an hour away to the west, and junction 25 of the M5 is about 10 miles north of Ilminster. There are mainline railway stations at Taunton (14 miles - Paddington connection) and Crewkerne (7 miles - Waterloo connection). South coast at Lyme Regis 18 miles. Accommodation

The property is positioned centrally in its plot with gardens surrounding it and benefits from both double glazing and oil central heating, drainage being via septic tank and soakaways. From the driveway and walking to the front of the property, a double glazed entrance door leads into the hallway with doors to all rooms and the double airing cupboard with shelving for linen storage, access to insulated loft with lighting and drop down ladder. There is a door leading through into the large main reception room with a large picture window overlooking the south easterly garden and 2 further windows either side of the fireplace which has a reconstituted stone surround and fireplace. On the opposite side of the hallway is the kitchen/dining room with windows overlooking the gardens to the front and side with a double glazed door also leading to the garden. The kitchen is fitted with a range of wooden fronted cabinets under a roll edge worktop with a sink unit beneath the side window and again enjoying lovely views of the south easterly garden. A floor mounted boiler supplies hot water and the central heating.

Moving to the rear of the bungalow are the 2 bedrooms with windows overlooking the gardens to the rear (the master bedroom featuring a double glazed bay window) and between the bedrooms are the bathroom and separate toilet which, whilst currently dated, could be knocked through to create a good sized modern bathroom.

Accessed from the garden to the side of the kitchen is a garden room with double glazed windows and doors which currently offers the ideal peaceful spot to enjoy the views of the established gardens.

Outside

This really is the crowning glory of this bungalow with a plot of just over 1/4 acre which is dedicated to the established and stunning gardens with views beyond. The bungalow is initially approached through wrought iron gates to the tarmac driveway providing ample parking and then leading to the detached single garage and there is a lockable tool shed and adjacent garden shed.. The bungalow sits centrally in its plot which has allowed the gardens to develop around it meaning there are pretty and interesting areas of the garden at every turn, with lawn areas to the side of the bungalow (next to the driveway) then leading around to the front where another lawned area is bordered by established shrubs and trees. Leading around the rest of the garden are pathways leading from zone to zone which are bordered by various planting of shrubs and flower beds with secluded seating areas to be found as you make your way around the gardens. A written description here really does this plot little justice and this is an area which has to be viewed to appreciate the years of effort that has gone into these spaces and indeed the future potential to leave your own mark on these gardens.
