Description

THE PROPERTY

TENURE: Freehold

Located in the picturesque village of Seighford, three miles west of Stafford, this stunning Grade II Listed Barn Conversion will get the pulses racing of all viewers. The property comprises of two buildings; the main house and a set of garages with storerooms set within a vast plot that includes the main yard in between the buildings, driveway with side run and a huge rear garden. The garden leads all the way down to its boundary with open countryside where there is a brook and views of the grand 16th Century built Seighford Hall. The current owners are also in receipt of planning permission for an annexe.

The layout of the main house is unique with the ground floor stretching the full length of the building with the lounge positioned in the centre. The lounge is the only part without a first floor above and therefore features an incredible vaulted ceiling with beautiful, exposed trusses. The lounge also features a grand fireplace with an impressive large log burner. Other features include traditional style radiators, wood flooring and two fetching staircases that lead up to two mezzanine levels.

The most impressive of the two mezzanines is a wide space toward the front of the lounge that acts as a second, more private reception area with a fitted bar that viewers will love. There are two skylight windows to enhance the natural light. From this mezzanine there is a door into the first of two particularly large double bedrooms. This bedroom (bedroom two) features lots of floor space, a wash basin unit and exposed brickwork. Being positioned towards the roof area, the head height is restricted in places but takes nothing away from this being a superb double bedroom.

The mezzanine level toward the rear of the lounge is a short walkway to access the master bedroom. This marvellous L-shaped room includes access to a stylish en suite shower room comprising of a curved shower cubicle, wash basin unit, toilet, and a Windsor-style towel radiator. Fetching wood effect tiling completes this lovely suite. The bedroom itself has lots of floor space and, in contrast to bedroom two, has a full height ceiling (no restricted head-height areas). There is also a handy storage cupboard near to the entrance of the bedroom.

Continuing the ground floor, at the front of the building is a large, open entrance hallway with doors leading off to the remaining double bedrooms, a gorgeous family bathroom and a handy understairs storage cupboard. The family bathroom suite matches the style of the en suite and has a bath with shower fitted over as part of its suite. Although bedrooms three and four are smaller than the first-floor bedrooms, they are still fabulous double bedrooms that will delight families requiring the use of four bedrooms.

To the rear of the house is a smaller hallway featuring a stable exit door to the block paved side run, and doors to the utility room and kitchen with dining. The kitchen is a lovely farmhouse style suite with herringbone floor tiling and oak fronted units. There is an abundance of space to be able to have a large family dining table and American-style fridge freezer if desired. The utility room features plumbing for a washing machine and drying racks, as well as being home to a rather large boiler to ensure that the house is comfortably supplied with heating and hot water. The fuel for the heating is oil and is housed in a large tank beside the rear patio.

As mentioned at the top, the property has a block paved side run and by this we mean a wide space that is ideal for those with dogs. It is fenced to both the front and rear with gates to both. To the rear is opens onto a very large patio before continuing onto the wonderful long garden that is flanked by shrubbery and features sporadic trees giving the feel of an orchard. At the far end of the garden, it sloped down to the local brook where the property’s boundary is, but not before the owners have created a remarkable seating area to be able to take in the views.

We finish at the yard which is a fabulous open area where owners and guests can park a range of vehicles and utilise as a second garden, such is the size and private nature, The yard is accessed from the road via a secure gate where the driveway also branches off to a gravel patch. From the yard there are three entrances into the garage building: two for cars and one for people. Each of the three ground floor sections of this building are very similar in size to provide two garages with double opening doors and a large storeroom. There are wide openings between each garage/room to be able to easily pass between the three without the need to go outside. From the storeroom end of the building there is a staircase up to the first floor which is boarded out to create a large room that is ideal as a home gym. There is restricted head height due to the nature of the roof line and two skylight windows providing natural light.
