THE PROPERTY
This superbly presented, modern detached house in the Boney Hay area of Burntwood is likely to prove very popular. The property is set back from Spinney Lane behind a full-width, block-paved driveway with fold down bollards to provide secure off-road parking for three cars plus an extra space in the garage. The garage is a generous width for a modern build property and also features pitched roof storage, the central heating combi-boiler and a door leading out to the rear patio.
Viewers will enter the home via the main front door with storm porch canopy over. Once inside, they will immediately note that this is well presented home with a stylish glass panel door to the kitchen ahead and tasteful décor. From the hallway there are also doors leading off to a guest WC with wash hand basin and the lounge, as well as the carpeted staircase leading up to the first floor.
The lounge is an incredible double reception room with the dining area at the rear of the room and the wider lounge at the front. The whole room stretches over twenty-seven feet in length, not including the glorious bay window at the front, meaning there are plenty of options for sofa suites and other furniture. Despite the length the lounge is incredibly bright thanks to the both the bay window and a set of French patio doors at the rear.
The kitchen is a delightful and modern suite with plenty of units and work surfaces mounted to each wall incorporating a plethora of integrated appliances. These include the four-burner gas hob with overhead extractor fan, electric oven, low level refrigerator and separate freezer. There is a space with plumbing for a washing machine and cleverly designed shallow set of units to the right wall to maximise the available. A door to the rear leads out to the garden patio.
Moving upstairs, the carpeted landing has doors leading off to all three double bedrooms (also carpeted and each with a radiator) and the family bathroom, with an access hatch to the loft above. The master bedroom is positioned to the front of the house and features plenty of room for a king-sized bed and wardrobe set with access to its own en suite shower room. The en suite comprises of a corner shower cubicle, wash basin, toilet, radiator and extractor fan. The family bathroom is also a pleasant suite with the same features except with a large bathtub with central taps and a shower with screen fitted over instead of a cubicle.
Finishing outside, the rear garden for this home is as well presented as the interior. It begins with a flagstone patio that spans the full width of the rear, wrapping round to the side of the property and to the rear of the garage. There is another matching area of flagstone patio at the far end of the garden. In all, these two areas offer lots of space for the new owners to position outdoor furniture sets. In between the two is a plush lawn with a fetching, wavy block-paved path running through the centre. The whole garden is kept private by tall wooden fencing to the boundaries.
