THE PROPERTY
This superbly presented family home in Hednesford with delight all viewers with its excellent living space and accompanying garden. Set back from Broadway, the property begins with a tarmac driveway that provides off-road parking for at least three cars. It continues along the side of the house toward a large gate that opens to the rear garden allowing an extra space. To the very front boundary is a low brick wall with railings and some attractive shrubbery to boost the kerb appeal.
The entrance door is to the side of the house where guests enter a short hallway with a handy closet to the side and a second door into the lounge. Immediately at this point viewers will realise they have entered a marvellously kept house, with the lounge having stylish décor and wood effect flooring. There is no chimney breast in the lounge meaning that the space is maximised for a large sofa suite and entertainment unit. The staircase to the first floor is located within the lounge to the front, with doors to the rear for the ground floor bedroom and kitchen.
This bedroom, also referred to as Bedroom Three, is a decent double room featuring a built-in wardrobe and a double-glazed window to the side. In fact, all windows in this home are double-glazed and there is gas central heating, with the combi-boiler located inside the wardrobe. Just inside the entrance to the bedroom is a door to the left for its own en suite toilet with wash basin. Being positioned so close to the lounge, this suite is mainly used as the guest wc.
Arguably the best room is the house, the stunning kitchen features a trendy hi-gloss suite with laminated wood-effect work surfaces. At the front of the room is a breakfast bar with feature lighting above and to the rear is a gorgeous Belfast sink. There are spaces within the suite for a range of appliances such as a fridge-freezer, dishwasher, washing machine and cooker – the latter space having an overhead extractor in place. There is lots of natural light brought into the kitchen via the large opening to a remarkable conservatory. With a pitched roof, French doors and windows to three sides, this vast space offers an excellent dining area or family room option. It also features a handy broom cupboard.
Moving up the carpeted staircase, viewers will discover a wide landing area that is suitable for a furniture unit as demonstrated in the photos. From here there are doors off to the remaining two bedrooms and an incredible family bathroom. The master bedroom is to the rear right of the house and includes a bespoke set of fitted wooden wardrobes and wood-effect laminate flooring. Similar style flooring is laid to the second bedroom at the front and both bedrooms are generous doubles.
The large family bathroom features a beautiful suite that includes a tall shower cubicle, toilet, wash hand basin set on top of a cabinet, a heated towel rail and, the main focal point of the room, a gorgeous stand-alone oval bathtub. The majority of the suite is fitted to the left of the room, allowing for a furniture unit to be place to the right.
Finishing outside to the rear, the garden for this home is as well presented as the interior. It has a plethora of features that are difficult to put in writing and further demonstrates the need to view this property in person. From the conservatory there is a block-paved patio that perfect for an outdoor furniture set. A wooden arch ahead leads through delightful plants and trees via a shale and slabbed path to a raised decking area with pergola and a huge wooden summer house. The decking area is the main seating area for the garden and, due to the excellent design, is wonderfully private. Beside the summer house to the left is another wooden shed and to the right is a cleverly secluded and sheltered hot tub area (hot tub not included in the sale). The whole garden is surrounded by tall wooden fencing with further shrubbery and bark to the borders.
